Springfield Mo Real estate - November 2008

 Springfield Missouri Real Estate, Ozark, Nixa, Rogersville, Republic, Willard and surrounding areas.

We're now winding down the year for real estate in Springfield Missouri.  With the news of bad markets across the country, our market has been affected too.  However, we have not seen prices drop as drastic.

This past week, interest rates for conventional financing dropped to 5.25%.  Lenders are seeing a lot of refinances and first time home buyers are beginning to look once more.

According to the Springfield MLS, 2307 Springfield Missouri Real Estate agents work in Springfield and surround areas, a decrease from 2535 in 2007. 

 The majority of Springfield Mo homes are still being financed with conventional financing, followed up by VA and FHA.  Less than 10% paid cash.  We continue to have great buys and wonderful homes for sale.

2360 Springfield Missouri Real Estate agents continue to work in Springfield and surrounding areas, a decrease from 2007 .

 Forty-nine percent of Springfield Mo homes are still being financed with conventional financing, followed up by VA and FHA.  Fifteen percent paid cash.

 The Springfield Missouri Real Estate market icontinues to re-adjust with the month of August closing 585 homes.  Through the gloom and doom of today's economic crisis, our area surrounding Springfield continues remain stable.  Sellers are realizing in order to sell their homes, prices must adjust down.  Home values are not dropping compared to other areas of the country, but they do continue to drop.

2407 Springfield Missouri Real Estate agents continue to work in Springfield and surrounding areas, a decrease from 2007 .

 The majority of Springfield Mo homes are still being financed with conventional financing, followed up by VA and FHA.  Less than 10% paid cash.  First time home buyers are still able to purchase using Government Rural Development funds.

 The Springfield Missouri Real Estate market is re-adjusting with the month of June closing 619 homes, dropping 110 from 2007.  Interest rates remain low, with homes priced to sell at or below market moving first.  Bank foreclosures in Springfield aren't the only great buys.  Informed sellers realize they must update their homes, along with staging and have reduced their prices to reflect the market.  If you are a seller in the Springfield market, remember that one out ten homes are selling every month.  We have a 10 month supply right now, discarding the fact that new listings will come on the market and others will be withdrawn or expire.

2367 Springfield Missouri Real Estate agents continue to work in Springfield and surrounding areas, down from 2496 in 2007.

 The majority of Springfield Mo homes are still being financed with conventional financing, followed up by VA and FHA.  Approximately 10% paid cash.  Buyers, if you plan to purchase a home in 2008, now's a great time to buy. In the Springfield Mo housing market, prices have dropped and are allowing more buyers to purchase homes they would not have been able to finance in 2007.

Reading the Springfield Real Estate magazine this week, I discovered the market is taking it's toll on many real estate agents.  112 agents dropped their license, with 28 agents joining the Multiple Listing System.  This leaves 2574 Springfield Missouri Real Estate agents working in the Springfield and surrounding areas.
