Successfully Closing Springfield Short Sales
Looking back at 2009, I had no idea that Springfield short sales would end up being twenty-five percent of my business. We successfully closed 25 Springfield short sales last year.
Twenty-five short sales is a drop in a bucket to the number of homes in the Springfield, Ozark, and Nixa area that are being foreclosed on. So many consumers are still not aware that there are options to foreclosure. My goal for 2010 is to double the number of successful short sale closings.
Why Do I Do Short Sales?
Short sales are not for every realtor. I enjoy and feel the satisfaction of helping a distressed homeowner when they say "Thank You" for saving their home from foreclosure. It also gives that homeowner a chance to repair their damaged credit much faster than a foreclosure. Many of these "short sale" homeowners can turn around and purchase a home within a year.
Short sales are very time consuming. Many take two to five months to get answers from the banks. Buyers give up, making the process start over in many cases. Sellers must cooperate 100% during this time or the process slows.
I also completed a Short Sale class in 2009, "Certified Distressed Property Expert (CDPE)". This class provided an unlimited amount of information to work through the many obsticles that short sales incur. This year I am involved with a group of Short Sale Experts. They provide a huge amount of information that help solve short sale problems and help speed up the short sale process.
2010 will continue to see more foreclosures and short sales. Springfield home owners facing foreclosures have one last chance to save their credit........short sales can be the answer.
