Springfield Listings have started off with more homes on the market, than sales.  This report shows the number of active homes listed in January and the number of homes that sold in the month of January for Springfield and surrounding areas. 

 If you currently live in SE and SW Springfield, the number of new listings soared, with 29% selling.  Republic also started the year off strong with 43% of their active listings selling in January.

The average sale/listing was 32%.

If you are one of the homes in the Springfield Real Estate market that sold in 2009, you are one of the winners!

  • 14241 Homes were placed on the Springfield Real Estate Market in 2009.
  • 6061 Homes sold in the Springfield Real Estate Market in 2009.

As a Springfield real estate agent, seeing these figures really hits home.  This clearly states one out of every 2.5 listings sold in 2009.  That 42% of everything that was on the market sold.

Homeowners wanting to sell their home in 2010 are facing more problems:

  • Rumors of higher interest rates. 
  • FHA lenders have tightened their lending requirements.
  • Federal Tax Credit will stop in April.
  • More foreclosures and short sales.

If the Springfield market is going to improve, sellers need to know the odds of selling goes up, as prices go down.  Buyers are bargain shopping........looking for the lowest price and the best home.  Market your Springfield Real Estate agressively and you too will be a winner in 2010.

Springfield Mo Real Estate Market Report - December 2009

Springfield Real Estate has it's ups and downs, but for the month of December 2009, it appears the market was up.Springfield Mo Real Estate  Compared to 2008, I feel certain the Federal tax incentive had a hand in the increase of sales.   These figures are for single family homes, excluding multi-family, patio homes and townhomes.  Although the average price is up in 2009, during the year, the average sales price was down.

  • 414 single family homes closed in December 2009
  • $133,233 was the average sale price for single family homes in December 2009.

 

  • 339 single family homes closed in December 2008
  • $120,875 was the average sale price for single family homes in December 2008.

There's still a few months left to take advantage of the tax credit.  Homeowners need to market their home before spring to allow buyers to purchase and close before the end of June.  The home must be under contract by April 30, 2010.
