Shhhhh! Don't Tell! Springfield Short Sales Are Successful!

So, you're looking for a steal of a deal in Springfield's real estate market?   Don't tell anyone about short sales.   Keep them for yourself.  Why? Short sales are one of the best values on the market. 

Today's economy is in the beginning phases of recovery.  I didn't say it is recovering.  but I am seeing many homes showing under contract or sold since the beginining of the year.

Look at some of the statistics from the Springfield MLS from January 1, 2009 to April 17, 2009:

  • Christian County:  145 under contract,  261 have sold and 946 are currently on the market.
  • Greene County:  531 under contract, 693 have sold and 2206 currently on the market.
  • Webster County:  52 under contract, 59 have sold and 315 on the market.
  • Taney and Stone Counties:  31 under contract, 38 have sold and 236 currently on the market.

Because short sales and foreclosures are difficult to track in our MLS system, an estimate of these figures allow me to see that 201 of these sold properties for the combined counties were foreclosures and short sales, 76 are currently under contract with 178 available for sale.

Short sales are catching on in the Springfield area.  Some of the common reasons that homeowners are able to qualify for a short sale are:

  • Change is the financial situation of the homeowner.
  • Loss of Job
  • Divorce
  • Loss of Spouse or family member
  • Medical bills
  • Increase of mortgage payments
  • Excess debt
  • Military Service

Short sales allow the homeowner to salvage their credit and avoid a foreclosure on their credit.  Today, banks are weighing the cost of foreclosure versus short sales and finding that a short sale will actually save time and money.  If you are struggling with your house payments and facing foreclosure, don't wait.  There is still time sell your home as a short sale.  Contact a short sale specialist today.

RE/MAX Mid States Broker Conference - April 2009

Big Cedar Entrance

So much to learn in a few days, this year's RE/MAX Mid States Broker conference is packed full of information to take back to the agents.  Held at Big Cedar Lodge in Branson, Missouri overlooking Tablerock Lake!  What a fantastic view.

The new Mainstreet website has been a great improvement to the old site.  Still learning to maneuver around in it, but it's a great change.

The highlight of the week was having Dave Liniger and Margaret Kelly talk about the state of the economy and what RE/MAX is doing to strengthen the forces. 

Many of the changes, we at RE/MAX Solutions, had already put into place was focusing on our budget, readjusting the commission splits, and recruiting new agents.  With the increase in short sales and foreclosures, distressed properties will not slow down, at least for the next few years.

The worst part.....forgetting my camera.  So here's a glimpse from a few years ago.

Springfield Mo Real Estate - February 2009

Springfield Missouri real estate is seeing many changes in the market.  They say our part of the country is always the last to feel the bad economy and the first to pull out.

Because our market never had a huge increase in appreciation of Springfield Mo homes, our prices have not had to adjust as much as other parts of the country.  Don't get me wrong......prices have fallen.  Sales have slowed, however, the state of Missouri has been able to use the stimulus package for first time home buyers and jump start the market.

Springfield Mo Real Estate - January 2009

The Springfield Mo real estate market is over for 2008.  Across the country, prices have dropped, foreclosures have increased and short sales have become one of the best ways to market your home.

I received an email recently from a Springfield resident requesting I continue with updates on the Springfield Residential market.  (Careful of what you write about......you never know who's watching!  LOL!

Rumor has it that the market is very slow, Springfield homes are not selling and the market reports are depressing.  But that's for those consumers that are not willing to readjust their prices to refect today's market.

 So far this year, 4,795 homes were on the market in January, 2009.  1,175 new listings were introduced to the market and 279 sold.  Remember, this is only 5% (FIVE PERCENT) of what is available for sale.  This is one of the lowest months I've seen in years.  But, this is also January.  The market will pick up soon.

Springfield Mo Real Estate - 2008 Recap

 Springfield Missouri real estate has ended and we're now in the ending quarter of 2009.  Looking back for the past 4 years, here's a recap of the real estate market.

2008 ended with 16,331 residental homes listed on the market, with 6,082 homes selling.  Think of it this way: that's only 37% of the homes that actually sold.  The other homeowners (63%) were not fortunate enough to be able to relocate.

In 2007 40% of the homes listed, sold.  In 2006, almost 50% home homes listed, sold, and in 2005 59% sold.

Average sold prices now average the same as homes sold in 2005.

What does all this mean to the average Springfield residential seller?  If you want to sell your home in 2009, you must be the best home on the market, it the best condition, at the best price.
