Dave Liniger will be attending our annual Broker's meeting at Big Cedar Lodge in Branson, Missouri this year.

For many of you that are RE/MAX agents, know who's the Chairman and Co-founder of RE/MAX and all that he has done to make this company prosper, I had the privilege to meet Dave Liniger in 2004, when I joined the company. 

To woo me away from the company I had been with for 16 years, the broker of our Springfield office, flew us to Denver, Colorado to see all that this company has to offer.  On the trip home, I was planning in my head, our departure of the old company and our arrival to RE/MAX.    Needless to say, it didn't turn out as easily as I had planned, but we survived and we have grown to really appreciate the value that this company has to offer.

When I heard that Dave was coming to Missouri, I knew I needed to plan for a trip to Big Cedar in April.  I'm excited to see his view and feeling about our economic future and all the new events and plans he has for the company.  I'm taking my book, Eveybody Wins, with me.  Hope I see you there.

History has a way of evolving in our Springfield real estate area. Yesterday I read in the Springfield Business Journal that our wonderful business of of 141 years, Springfield Mill and Lumber is closing.  This family owned property is secumbing to the economic times that is forcing so many businesses to close.

Personally, I never have been to Springfield Mill and Lumber.  However, many builders that I have worked with have helped to keep these doors open.  No doubt, these builders are struggling with their own futures and wonder how they are going to survive these economic hard times.

No  doubt they will be sorely missed in the community.  For some employees, retirement may be ahead.  For others, we wish much success in finding new jobs. 

We will overcome these hard times!  We Will Survive!

Missouri First Time Home Buyers!  Are you ready to earn $8000?

The state of Missouri is the only state that is allowing first time home buyers to use the tax credit from the American Recovery and Reinvestment Act when purchasing their home instead of waiting for their tax return. 

 Effective for purchases on or after January 1, 2009 and before December 1, 2009, the state of Missouri is offering  first time home buyers assistance to purchase their first home.

Here are some of the requirements:

        ·      Amount of Credit - The lesser of 10 percent of cost of home or $8000.

        ·     Elgible Properties - Any single family residence (including condos, co-ops, townhouses)that will be used as a principal residence.

        ·     Refundable - The tax credit will reduce (or can eliminate) incloe tax liability for the year of purchase.  Any unused amout of tax credit will be refunded to purchaser.

        ·     Income Limits - For individuals with adjusted gross income of no more than $75,000.  For joint returns, gross income can not exceed $150,000. 

        ·     Who Qualifies - Purchaser (and/or purchaser's spouse) can not have owned a principal residence for 3 years prior to purchase.

So, you ask, what's the catch?

        ·     If the buyer opts to apply the tax credit to their purchase, the interest rate may increase.

        ·      If the home is sold within three years of purchase, the entire amount of credit is recaptured on sale.  This applies to homes purchased in 2009.

And what's the benefits?

        ·     Low interest rates, with the chance to buy down the rate (less than 5%).

        ·     Homes are priced lower than years past.

        ·     Many foreclosures, short sales, and owner occupied homes available to choose from.

• Loans also apply to Rural Development funds.

There is definitely not a lack of homes for sale in the Springfield Mo real estate area.  Buyers are looking for the best homes, for the least amount of money.  As spring approaches, I anticipate the number of homes to increase.

Today, educated buyers are searching for homes based on square footage, quality, location, quantity, etc.  Their initial seach begins with bank owned properties (foreclosures) and short sales.  Many times they overlook some of the best owner occupied homes that are in better condition, upgraded and in move-in condition.  Today's seller's are spending money for upgrades in insure a faster sale, pricing their homes to compete with bank owned properties.

Here's another home in move-in ready condition, that just happens to also be a "short sale".  Now you have motivated sellers, location, community amenities, condition and lots of room for the money.   Complete with a Springfield address, Willard Schools and great location.

While no one really wants to profit from the problems of another, that's exactly what is happening all over the country.  In recent years, "short sales" have become as popular as foreclosures.

Yes, I guilty.  I plead GUILTY!  I refused to show unqualified buyers houses in the Springfield Mo real estate market.  I see "DESPERATE" written all over their faces and in their voices. 

When I make an appointment with a doctor, lawyer or even an accountant, I know that I'm going to meet with a professional.  Am I prepared to pay?  You betcha!  So why would you expect me to drop everything I'm doing to open a home, when you are not qualifed to buy?   I'm a professional, too. 

I've been selling Springfield Mo homes for twenty years and never in my career have I been confronted by so many phone calls begging to be shown homes by unqualifed buyers.  My sellers request I show qualifed buyers only.  They too do not want someone going through their home, if they are unable to buy.

Here's how easy it is to buy a Springfield Mo home.

• First, call me.  I'll contact your lender or offer a list of lenders that I recommend.
• Second, once you are qualified, we meet once more and eliminate the homes that you do not want to see.  By the way, I'll also offer Buyer's Agency to you, unless you want me to work for the seller.  If that is the case, don't tell me anything you don't want repeated to the seller.
• Third, we now get in the car and preview the inside of the homes that are on your list.
• Four, we go back to the office and write an offer on your favorite home, after checking to make sure the home is priced right.  Checking out prices, keeps us from writing a "LOW BALL" offer that doesn't get accepted.  Listen to me.  I'm your professional.  I do know the market.
• Five, our offer is accepted.  Inspections are completed.  We close within 30 days and TAAA DAAAA.......you just bought your dream home.

Now, how simple is that?  It's called buying Springfield Mo real estate, the right way. Thank you Mr and Mrs Home Buyer for having confidence in my years of experience and allowing me to assist you.
