Above The Call Of Duty - A Web Lead Successfully Closed

As a retired military wife, I learned to depend on other military wifes to help make difficult decisions when my husband was deployed.  So when I received a call from a couple stationed in Iraq to help them buy a home in Springfield, I was able to return some of the help I received.

 They searched and found their new home in Springfield after googling "Springfield Mo Remax".  Relying on my real estate expertise of Springfield Mo real estate to purchase a home at fair market value, we completed a visual tour of the property, obtained covenants, and wrote an acceptable offer.  

I had several lenders send estimated closing costs and current interest rates to the buyers, via email, and they selected a local lender to do their financing.  We also contacted several insurance agents to bid for coverage on the home, emailed all the uitility information and kept them informed as the loan progressed. 

The buyers also ordered new furniture to be delivered along with some household belongings. Before leaving to go overseas, they got rid of all their personal belongings.  They are starting over.

The next step was having the home inspected.  Being a new home, few repairs had to be made, the yard had to be completed, along with a certificate of occupancy.  The only problem we encounted was "Mother Nature".  With all the rain, getting the yard in was impossible prior to closing, ending up delaying our closing until the buyers arrived.  The sellers agreed to give the buyers possession prior to closing.

The buyers came in a day before closing.  Because of the delay in receiving the occupancy permit, the furniture delivery was set to arrive the following day.  To our dismay, the truck broke down.  Finally tracking down the location of the truck, we found it in the middle of Springfield!  Yeah!  My hubby volunteered to pick it up and away we went.  The buyers met us at the home and together we set up the furniture. 

We closed the following morning.  The buyers will only be here a few weeks before returning to Iraq, but they know they can rely on us to watch over their home while they are gone.  We've already become great friends and look forward to them returning safely to the states.

Real Estate and Farming

Real estate is a lot like farming.  Some years, the crops are great.  Mother Nature cooperates, the farmer plants at the right time and reaps the rewards.  Other years, no matter what the farmer does right, Mother Nature decides to destroy everything the farmer plants.  The farmer has to plan for these years, keeping reserves back to make it through the bad years.

Real estate agents must work under the same conditions.  They work throughout the year, farming their crops and planning for next year's success or failure.  Staying in touch with past clients, working referrals and staying up with new technology are some of the ways agents successfully handle their business today.

 

My daughter, Rhonda, (also here in Active Rain) and I work the websites daily.  We know that over 90% of the buyers are now searching the web before they start looking with a realtor.  Capturing them on the website, occasionally touching base with them, providing additional information and by the time they are ready to buy, they know us quite well and we know what type of property they wish to purchase. 

 

Many clients use the website for months before they decide to call us.  We recently had a client that has been looking for over a year for property.  Waiting for their home to sell in Tennessee, they continued to search, educating themselves on the market in the Springfield area.  Rhonda stayed in touch with them and during the year, they made a trip over a weekend and spent time making sure they would be able to find a home quickly, once their home sold.

 

Last month they received an offer on their home and closed quickly.  Within a few days after meeting with them, we had a home under contract and closed their new home this week.  They were able to move right in, keeping their personal belonging from going into storage.

 

Farming techinques have changed.
