Do You Have A Great Credit Score?  I spent many years working in the loan department of a local bank before becoming a realtor.  A good credit rating was critical 20 years ago and remains a necessity still today.  With banks tightening their lending requirements, consumers across America are facing tighter lending guidelines in 2009. To ensure you are able to successfully purchase a new home, follow these easy steps:

 

Obtain A Free Credit Report. 

 

There are several credit bureaus (Experian, Equifax and TransUnion) available to               check your credit report.  Also, www.annualcreditreport.com is free and available online to consumers (once a year).  Checking your credit report will reveal any glitches you are unaware of.

 

Remove Incorrect Information From Your Credit Report. 

 

Banks depend on and use credit reports to determine whether to deny or agree to loan funds.  Incorrect information will cause a lower credit score.  Notify all three credit bureaus to correct the information. You will have to provide documentation, such as a divorce decree, cancelled check, etc.

 

Remove Any Outdated Information.

 

If you have information more than seven years old, affecting your credit scores, notify the credit bureau to remove the information.  By law, they are required to remove any information that causes a negative response on the credit report.  However, there is certain information that does not have to be deleted, if it does not affect credit scores.

 

Notify The Business Direct Reporting The Inaccurate Information.

As consumers, it is possible to protect your credit.  Avoid giving out your credit card information or any other type of identity.

Here in Active Rain, I’m finding tons of useful information and successfully closed short sale stories. Ladies and Gentlemen, I can't tell you how many times I personally backed away from showing short sales, until I realized that short sales could be the saving grace for sellers and excellent purchases for buyers.

The markets are flooded with foreclosures and the end doesn't seem to be in sight.  Lenders are waking up to the fact that short sales may cost less and save time, while improving the economy.  Short sales require that a realtor have the home on the market, thus "Short Sales Realtors" has become a necessity for selling real estate in 2009.

 

·        Wendy Rulnick recently wrote guidelines for HUD Short Sales Guidelines and Why You Should Call The Short Sale Lender Every 3 Days.  You can’t get enough information from Wendy.  

·        Bill Gassett wrote a very good post about Deed In Lieu of Foreclosure and Short Sales.  Great information that will help every seller facing foreclosure.  

·        George Tallabas just had a short sale approved in five days.  His article on Idaho Short Sale sets new record and a great Christmas gift is the greatest Christmas present ever.  

·        From RE/MAX International, I purchased Nancy Freeman’s training CD about Short Sales and REO”s.  Armed with all this information I closed a short sale in six weeks.

 

Short Sales can be the solution to many sellers in 2009 facing foreclosure.  With proper training and lots of patience, short sales could be a large percentage of your business in 2009.  Join me in helping train buyer's agents and inform the public of these great buys.

I drove around Ozark today looking at the progress we have made to revitalize the City of Ozark.

Many homes are now being torn down to make way for progress.....I guess I always thought progress was restoring and improving our community.  However, the City of Ozark has decided that those shabby, outdated communities near the square were too far gone to rehab.  In their place are plans for developing approximately 30 acres in the middle of town overlooking the Finley River.

A few years ago the Missouri Department of Economic Development  received a "Best Practice" award from HUD for their funding support of the City of Ozark, Missouri downtown revitalization.  We now have new walking trails and the square has been revitalized and looks wonderful.  Several new businesses have opened and the square has a renewed energy that has been missing for years.

Of course, with progress, comes controversy.  Knowing your home is in a blighted area would not be at the top of any Ozark Mo real estate buy.  Why couldn't homeowners fix and repair?  One mobile home park was completely closed.  What is on the agenda for the city?

 

 

The Ozark Revitalization Plans, I hear, have wonderful things headed our way.  Hopefully, the architecture will blend with the old, existing buildings.  Before the slow down of the market, Christian County (Ozark is in Christian County) was the fastest growing county in Missouri.  I don't know where it is today.  In 2007, 196 building permits were issued.  In 2008, only 69 have been issued.......just a sign of the times.

 

Let's look at the Statistics for the end of November , 2008 for Ozark:

Analyzing the statistics, I see the market for Ozark has less than a year's supply of real estate.  Sales have decreased about 16%.  Prices have decreased less than 10%.
