Christian County Statistics for 2007 Residential Homes - WHAT A YEAR! 

The world of real estate was a roller coaster in 2007.....  Consumers across the United States listened closely while reports of down markets across the country broadcast gloom and doom.

Here in the Ozarks, Christian County real estate remained fairly active all year.  In place of new construction, We experienced an increase of Bank-Owned properties.   

Christian County is located a few miles south of Springfield Missouri.  Nixa, Ozark, Sparta, Highlandville, Fremont Hills, Spokane, Clever and Billings are cities located in Christian County.  It is well known for being one of Missouri's fastest growing counties.

Christian County is also considered part of Springfield Metropolitan Statistical Area.  Ozark and Nixa are the larger cities that are major corridors with Hwy 65 and Hwy 160 running north and south between Springfield and Branson Missouri. 

Ozarks Technical Community College - Richwood Valley is among the newest additions to Christian County businesses. 

In 2006, 1706 Residential homes sold.  Median Price of $142,911, with an average of 65 days on the market.

In 2007, 1437 Residential homes sold.  Median Price of $144,900, with an average of 66 days on the market.

 Springfield Missouri Real Estate - End of the year Multiple Listing report for 2007.  What an unforgettable year!

 I remember starting the year with one of the worst ice storms we have had in years.  This helped to slow the months of January and February.  March started picking up and we realized that selling real estate in Springfield Missouri this year was going to be a challenge.  Between all the unforseen weather problems and the news media forecasting gloom and doom, we actually came out much better than markets across the country.

 The month of December is usually slower than the rest of the year.  In December 2006, 843 Springfield Residential homes were listed, compared to 876 for December 2007.

Sales for December 2006 for Residential real estate was 486 compared to 446 in 2007.  Not bad for a slower market!

 Average homes sold in the Springfield Missouri Homes market dropped from $124,900 in 2006 to $117,119 in 2007.

 With these figures, it seems the market stayed fairly stable with the average price of homes dropping approximately $6000.   Five thousand three hundred ninety-five residential homes currently remain on the market at an average price of $193,655.

 I'VE KNOW FOR YEARS THAT SELLING SPRINGFIELD MO REAL ESTATE, NOT ALL SELLERS ARE CREATED EQUAL! 

One of my goals for the year is to focus more on listings.  Not just listings, but great listings.  Working with sellers that want their home sold, not just marketed for the neighbors to see the sign in the front yard.

As I was interviewed by a couple today, going through the listing process and explaining what I do to sell their home, I discovered this couple really want to sell their home.  I also found out why they chose me to be their realtor.

They are spending the weekend painting the interior of the home and cleaning the yard.  The carpet has already been stretched, the home is spotless.......they are making sure there is nothing negative about the house the minute you pull in the driveway.  And the home is located in the fastest growing county in Missouri....Christian County!

They realized selling a home in today's Springfield Missouri's real estate market has become more competative,  priced right, must show well, and it must be marketed on the internet.  Newspaper no long works.  In otherwords, they have done their homework,

Refreshing to see a home that was built in 1999 still in great shape.  The basement still remains unfinished, but is plumbed, wired, sheetrocked and ready for carpet.  Another plus....beautiful semi-wooded 5 acres.

Can't wait to see what it looks like cleaned up!  LOL!

During our first RE/MAX meeting of the year, our broker gave all the agents The Traveler's Gift by Andy Andrews. 

Setting it aside to finish some of the year-end tasks.  But with the insistance of the broker, I finally sat down last night and read it.

It's only 210 pages, with large print, I was able to completely finish it in one evening.  The Traveler's Gift is one of the most motivational books written. It focuses on the seven decisions that determine personal success.

Without revealing all, I realized every chapter focused on my personal and business success.

I realized: 1) I am to blame for my failues - not others.

2) I will ask for help from others and surround myself with positive people.

3) I will start today and never look back.

4)  I will focus on my mission.  Others will not keep me from my goals.

5)  No matter how bad the circumstances, I will stay happy.

6)  I will forgive myself for my mistakes and try again.

7)  I am not a quitter.......I will complete my mission.

Googling, I found another post by Jeff Payne of Active Rain.  The Traveler's Gift is a "must read" for everyone.  It might just change your life.Hope you enjoy it as much as I did.

If you are a first time home buyer, be prepared.  The State of Missouri will soon be issuing bond money.

I love working with first time home buyers.  Seeing the look in their eyes when they are handed the keys to their new home is priceless. 

Helping to educate them on the buying process and finding a home that qualifies for bond money is only the first phase of the process.

New home buyers are still able to buy with no down payment.  With so many homes available and low interest rates, buyers now have the advantage of buying with lower payments and are able to find homes that have more square footage and better quality.

Missouri First Time Home Buyers Bond Money Program is available to home buyers who have not owned a home in the last three years and have at least a A- credit score.  There is a limit to the amount of  bond money that the government issues.  Income guidelines also play a role.  Home buyers need to start shopping now before the funds are used up.  One of the best benefits is a Payment Protection Program (at not additional charge) that is available in the event you lose your job or become disabled. (Certain Limitations Apply).

Interest rates are usually lower than conventional rates, with no down payment required.  Qualifying first time home buyers is not my job.  However, I have a LOAN OFFICER that is available to help with the process.
