With all the attention from the news media about the slowing market, it's time to focus on the positive side of sucessfully selling Springfield Mo real estate. 

Marketing a home today is all about pricing. 

I recently completed a comparative market analysis (CMA) for a Nixa Mo home in Christian County.  The seller is being transferred immediately and will have to rent, make double payments, maintain both dwellings, etc.  After discussing the details with the seller, I suggested that in order to be competitive with the 40+ homes on the market, we price it $10,000 lower.  Within 5 days, the home went under contract.  

Here's how the seller profited.  Figures based on 3 months on the market, with a 95% of sales price:

Educating the client on what we estimated his profit would be, he happily agreed on the reduced listing price.  We now have a closing that will hopefully close with all parties happy. 

By the way, the buyer found the home on Springfield Homes and Springfield Mo Real Estate.

 Many of you remember when real estate was about listing and selling homes by using a Springfield MLS Book that came out once a month.  Then the first computer that was directly connected to the MLS and the books eventually disappeared.

Today we research homes from the internet.  MLS is on the internet, our database is on the internet, and all our great personal websites are internet based.  Newspaper advertising is becoming less a necessity, with knowledge of how to drive traffic to your website more important.

Last week we drove to Tulsa Oklahoma and Bentenville Arkansas (home of Walmart) to share how we are driving traffic to our websites. 

We immediately let the groups know that I am not a public speaker, I'm a working Springfield Missouri agent just like them and I'm only getting started working with meta tags and search engine optimization.  I quickly learned that the groups I spoke to knew much less.  What an experience!  Training other RE/MAX agents made me realize that I'm further ahead than I thought - but still a long way to go. 

By the way, from the sessions I taught, I brought back 50 business cards, of which 10 have already joined Active Rain.

We are quickly running thru the year , and the Springfield Mo real estate market still remains stable.  Fewer homes sold for the month of August, with an increase of new listings on the market.  The median sold price from August, 2006 is up an average of $10,000.  This figure is an average of all homes in Springfield and surrounding areas.

This is one of those days that driving on the motorcycle is fun and a lot of work all in one. 

We started out from Ozark Missouri to drive to Joplin Missouri to assist other bikers bring all the Multiple Sclerosis bikers ride safely back to Willard Missouri.

This is the second year we have been motorcycle escorts.  And every year, the MS run just keeps getting bigger.  It is such an amazing feat to see all the bicyclists ride so far.  This year it was approximately 180 miles.

Stopping in Mt Vernon Missouri, we quickly photographed the courthouse on the square.

On to the next rest stop.

Before we reached the last rest stop, we came across this farm of Buffalo.  After taking several photos of this wonderful animal, he decided to stroll over and poise for us.

We volunteer every year for the MS Run. This is a great way to pay back a community of giving people that worked so hard for a wonderful cause.

 This week, my assistant and I spent two days teaching other RE/MAX agents about meta tags and how to drive traffic to the top of the search engines.  Still being new at SEO, showing other agents how to optomize their sites was as difficult to teach as it is to learn.

The sessions also included "Realty Blogging".  Without this great book and advice from Active Rain, we would never have learned how blogging has become such an important tool to selling Springfield Mo Homes.
