We are quickly running thru the year , and the Springfield Mo real estate market still remains stable.  The median sold price is up an average of $6600.  However, the number of units have dropped.  This figure is an average of all homes in Springfield and surrounding areas.

We're working harder these days to inform the sellers of market conditions, This week, one of our builders marketing their home in Springfield Missouri, met with us to discuss market statistics and see what we are doing to sell his home.

After going over his CMA, he ask if we would be willing to help him trade for a home of lesser value.  Take his home off the market, let him trade, then list the home of lesser value.  He was willing to pay a reduced commission and promised to let us list the lower priced home.  Thinking about the end results, we agreed to the proposition.  His home is in a price range that is more difficult and longer to sell.

Shortly after he left, he called back and ask to list another home and let us know another builder would be calling.  He has spoken with a lender and found out the builder was not happy with the actions of their realtor and was interviewing other realtors.  Has several homes to sell.  He called, promising to meet the first of the week. 

The first builder called back to let us know he has 24 lots to sell as a package deal.  Great for an investor to set on until the market picks back up, complete with sewer and water.  Will be marketing them next week.

We are working much harder to keep these builders afloat and make sure when the market picks up, these builders will be around to start again.  Sometimes a little sacrifice goes a long way.

Did we do the right thing?  I think so.  If we don't work to help the builders out, they won't be around in the future to help us.

Getting calls to show property has become a race to see if the buyer is really serious.  Questioning a buyer this week, I find out he is currently working with another realtor.  He's tried to call her several times without receiving a call back, so he calls me.  This is a first time home buyer wanting Springfield Mo real estate.  The home he calls on is located in Nixa, Mo.

After telling him about the location of the home, he still wants to see it.  We have just reduced it to $147,700.  It's a bank repo, 3 bedroom, 2 bath, 3 car garage on a corner lot.  Knowing the location, he still wants to see the property and insists we show it to him.  After explaining realtor etiquette, we finally convince him to once again call his realtor. 

Turning down a showing in today's market is not easy.  However, our reputation and relationship with other realtors is more important.  Did we do the right thing?  What would you do?

This year is passing quickly.  July's production for the Kay Van Kampen Team is actually about the same as 2006.  The difference for us - constant monitoring of the changing market.

The  Springfield Mo real estate market still remains stable.  The median sold price is $161,630.  However, the number of units have dropped.  This figure is an average of all homes in Christian County.

Among the listings we currently have, a new listing is a Springfield bank repo, located on a major street, complete with a house full of STUFF!  The normal bank repo is usually empty - this is actually the first home we've helped clean out.

According to the bank, photos must be taken before and after the home is cleaned out.  For those of you that don't handle repo's, the bank's policy expects the home to be cleaned out,  The policy of  this particular bank, all property must be placed outside on the front lawn, photo's taken, then the property must stay outside for a period of at least 24 hours.  Any remaining property then must be hauled off.

Yesterday my assistant, hubby and grandson had the privilege of cleaning house.  They spent hours setting personal belongings in  the front yard.  To their surprise, cars would stop asking if they were having a garage sale.  One person that just happened to wander by, waited to see what was delivered on the lawn, select

what they wanted, and quickly disappear with it.  To keep the photos current, my assistant started selecting spots in the yard, unload, take photos and start over.  By the time they left, only a small amount of STUFF remained.  It was totally amazing to see what people wanted or needed. 

What we thought was one man's left over's - turned out to be another's treasure.  The bank's standard procedure of eliminating personal property is really an asset for others.

This past weekend, my hubby and I spent an afternoon cleaning up loose ends and decided to preview 2 homes we are getting ready to market, both being bank repo's. 

The first home we had to replace the front door locks with the proper key locks by sawing off the old ones.  Sounds really bad on a quiet afternoon; brings all the neighbors out to see who is breaking into a house.  To my surprise, one neighbor walked over to see if we had purchased the home.  We quickly let them know we were real estate agents and they seem satisfied.

Once we were able to get inside the home, I started taking photos - not a bad little home - should sell quickly once the bank give us a price.  Suddenly I realized I was covered with fleas!!!!!!   Ouch!  Ouch!  Ouch!  All the way out the door, jumping up and down, running into the front yard, flinging off my shoes...........to realize several neighbors had gathered to enjoy the show! Guess they had been in the house before and failed to warn us.

Lesson learned!  Make sure we spray before entering a vacant home!  Unfortunately this is the only photo of the home.  The fleas ran me off before I finished my job!
