Springfield Real Estate Chatter

My name badge is the last thing I add to my wardrobe every morning when I leave home.  This week was no exception. 

One of my days ended, remembering to stop at the local GNC store  in time to realize it was closed.  To my surprise the owner saw me leaving and quickly called me back in.  I never realized she knew who I was.

As she let me in, another client pulled in and she quickly let them in, locking the door behind her.  We all apologized, quickly gathering what we wanted and met at the checkout.  I allowed the other client to pay first, while I took a phone call.  I've been negotiating an offer on a Springfield Mo home in Christian County, and told the seller I now have two offers on his property and I was heading back to the office to receive the offer before going home.

Once I got off the phone, the other client turned around, saw my name badge and said:  how is it you get two offers in one day on property when I can't get one after 6 months on the market?  I quickly answered:  it's all in the marketing.  Todays market is no different than before, just more competitive.

Not knowing who I was talking to, I quickly introduced myself and found I was talking to a builder.  I'd heard of him, but never met him.  The clerk interrupted and told the builder she knew I was a very aggressive Realtor and she had recommended me several times to other people.

Now, here I am, realizing that I had a lady that was recommending me and I didn't know her name and a builder that was unhappy with his Realtor.  What a great problem!  Exchanging cards with the builder, I promised to take a look at his homes and thanked the owner for the recommendation (picking up her card as I left).  Time for another "Thank You" note. 

Do you wear your "name badge"?  You bet I do. 

P.S.  I previewed his homes and picked up 2 listings with a promise for more!

Downstown Springfield is once again very alive each evening.  Feeling like time had turned back about 30 years, my husband and I attended a concert with the Ozark Mountain Daredevils at the Gillioz Theatre in Springfield.

This talented group of musicians started recording back in 1973.  They play a variety of country/rock music that sets everyone's toes to tapping and hands a clapping.  You can't help but join in with the crowd to keep from missing every beat.  For you that have never heard of the Ozark Mountain Daredevils, you have missed a wonderful local band that has more talent than any group around. (My Opinion). 

One of my favorites: " If You Want To Get To Heaven, You Got To Raise A Little Hell" really brought the house down.

To enhance the evening, we were seated in the newly renovated Gillioz Theatre that reopened last year.  A historic building just off the square in Springfield, this theatre is spectacular!  Built in 1926, it seated 1200 people and is located on old "Route 66".  Interior photos of the theatre are not allowed to be taken by the public.  You must attend the theatre to appreciate the beautiful architect and renovation of this wonderful building.

Tickets for the show sold out within 3 days of announcing the Daredevils would be performing together for the first time on stage in 26 years.  The last time I remember them performing was at a July 4th Celebration in Springfield about 5-6 years ago.  Not thinking, I checked a day before the concert and realized that I had no way of getting tickets. 

I called an old friend that manages the Christian County Headliner News in Ozark and told him if he heard of anyone giving up tickets to keep me in mind.  To my surprise, I received a call 5 hours before the concert and he had 2 tickets available.  Thank you!  Thank you!  Thank you! 

We arrived well in advance and walked the Springfield Square.  This part of Springfield is being rebuilt. The courtyard now includes a gazebo for outdoor entertaining, seating by the waterfountain and is used for many Springfield events.

 Loft apartments are springing up all over.  Old warehouse buildings are being converted into wonderful places to live. 

Many out-of-the-way restaurants and night clubs have relocated to the downtown area.

If you are planning a trip to Springfield Missouri, stop by and visit this beautiful piece of Missouri history.  You will be pleasantly surprised at what is available to see and do.

Springfield Missouri Real Estate Update

 Springfield Missouri real estate was down the first quarter of the year, mainly due to the extreme bad weather during those months.  The number of homes sold decreased, average days increased and average sales price increased ... here is how the market compares to this time last year for the first quarter, 2007. 

1.  Number of homes on the market....8127

2.  Homes sold  ... 1661

3.  Average sales price of those homes sold .... $152,340

4.  Average days on the market in the last six months...98

LAST YEAR, SAME PERIOD...

1.  Homes sold in first quarter, 2006...2124

2.  Average price of those homes sold ...$137,911

3.  Days on the market...88

To sum up all the information:  Average list price / sales price is still strong at 95.48.  The amount of homes on the market have increased, days on the market are longer, however, prices have risen.  If you are thinking of buying a home, now is the time to buy.  Interest rates remain good.  Thinking about selling?  Prices are remaining stable through the first quarter.
