Springfield Real Estate Chatter

As Christmas nears, there is still so much to do and see in Springfield and nearby communities.    Everyone is shopping and preparing for large family get togethers.  Children are out of school, playing indoors and out.

The Springfield community calendar is filled with great events to entertain the whole family.

In my hometown, Ozark, Missouri has a large park near the river filled the Christmas lights.  Open until after New Years Day, there's even a Santa Exptress train.  Ran by donations every year, this is a delight for the entire family.

Enjoy a romantic horse drawn carriage ride in Central Park in Springfield.  The weather is great, but call ahead for reservations.

On New Year's Eve, downtown Springfield offers a wonderful night of alcohol free events.....First Night it's called.  So much to do, including free ice skating at Jordan Valley Ice Park and fireworks afterwards.  Over 35 events have been scheduled.  Take the entire family and have a great time.

There is so much more to see and do in the Springfield area during the holidays.  Give your family the greatest gift of all....memories.

When I was growing up, Christmas was one of the most exciting times of the year for my family.  We didn't have a lot of money, but Mom and Dad was always able to give us at least one thing we really needed....love.  They also reminded us what the true meaning of Christmas was all about.

After we all grew up and left home, his love just continued to grow as each grandchild arrived.  He seemed to be able to give his full attention to everyone. His Christmas list just kept getting larger.  He and Mom would shop all year long,  keeping their eyes open for inexpensive gifts they thought the grandchildren would enjoy. 

A few years before his passing, he suffered a severe heart attack that left him unable to work and provide income for himself and Mom.  So, they started walking, picking up tin cans along the streets and highways.  Contacting the local golf course, they collected cans on a weekly basis.  Living in a small town, somehow they survived.  Always making sure he didn't forget the family during the holidays, he began making homemade candy.

It wasn't many years after Dad's passing, we lost Mom. The greatest gift they left to their family was the memories of their unselfish love.  For me, Christmas is a reminder to help, unselfishly, others that are less fortunate than we are.

 I recently worked a contract on one of Springfield's luxury homes.  Negotiating offers is not something that is taught in real estate school.  You learn after a lot of trial and error.

Remember, before Designated Agency was introduced to Missouri real estate, all agents worked strictly for the sellers (buyers beware).  Agents met together with the seller and negotiated offers.  Today, designated agency allow realtors to represent clients in many different ways.  Offers are sometimes lost....not from lack of trying by all parties....but from lack of communication. 

During our negotiations, the buyer's agent was able to tell me a little about the buyers and why their offer was so much lower than the list price.....comparing the price to another home in the subdivision.  Also, including personal items that they wanted to stay with the home purchase.  After several counteroffers, negotiations stalled.  With permission from my sellers, I wrote a short letter to the buyers explaining the sellers position and presented the letter to the buyer's agent. 

Within a few days, we received a letter back from the buyer's agent, along with a final counteroffer that my clients was willing to accept.  Opening up communication helped make another sale.  I love Springfield Missouri Real Estate!  I love this job!

Springfield Missouri Yearly MLS Statistics

This has been a very trying year for many businesses, including Real Estate.  I'd like to think the worst is over.  The year started with one of the worst ice storms we seen in years.  Did'nt help the statistics for January and February.  Checking other areas of the country, our market has not taken as bad a hit as other areas.  We are blessed to be in the center of the United States, our market is fed by small industries, medical facilities, great lakes and wonderful entertainment.

 New listings dropped from 1165 in November, 2006 to 1158 in November, 2007.  Not much of a change.  Sales in November 2007 shows 468 Homes sold....down from November 2006 of 577.

The drop in listings, this time of year, is usually due to the holidays.  Great time to list... not as much competition during the holidays if you're planning to sell.  Planning to buy?  Interest rates are slowly dropping and are currently around 6%.
