How Many Hats Does a Realtor Wear?

Tied To The TelephoneReal Estate is a great job.  You pick when you want to work, who you want to work with and how much you get paid........Right?          NOT!!!!

If you believe this, than you are worse off than you think. 

Real Estate is a business, just like any other business. You have assets and liabilities.  And you must start out with inventory.

Real estate agents have the advantage over large corporations.... they can "borrow" other realtors listings to advertise or hold open house (with the permission of the listing agent and home owner).  Eventually, with a lot of hard work, they are able to obtain their own listing inventory. 

As they start building inventory, homes start to sell.  Now, they are doing two jobs.....caring for the current inventory and working the closings.  If the homes are priced right, the contracts keep closing.....and Broken Down Wagon Wheelsuddenly they are back to focusing on obtaining new listings.  Keeping the real estate wheel turning to list more homes and coordinate closings eventually, without maintenance, there's going to be a break down. 

Now, the realtor decides they need a spare wheel to keep their business on track.  Third Hat...He hires a buyer's assistant,  systems are put into place, the business continues to prosper, but the agent is still tied to the phone making more calls, closing more contracts.  Fourth Hat....He becomes a managing Broker within his team.  He hires more agents to take over responsibilities.  Fifth Hat... He becomes a Top Hatnegotiator.  Taking care of clients, agents. 

Does this sound like your business team?  Are you weathering the storm?  There are so many hats a realtor wears...what have I forgotten?

I've taken some time off from blogging to catch up on the year end tasks and start planning for the new year.  Business is still good.  Without planning and redesigning the team, our business would not have remained stable.  And with all the new technology, our great website and the knowledge we've gained from Active Rain, we are still selling Springfield Missouri Real Estate and Springfield Mo Homes.

Springfield Missouri Real Estate

Living and working the Springfield and Christian County area for the past 30 years,  I've seen and experienced the changes and growth that is happening in the county.   Needless to say, I'm very proud of the community I live in.

Springfield Mo real estate is made up of several different counties including Christian County.  Nixa and Ozark are the larger cities that make up Christian County.  Clever, Highlandville, Billings, Spokane, Fremont Hills, Sparta and the newest village of Saddlebrooke make up the rest.

According to the Christian County website, Christian county is the fastest growing county in the state of Missouri.

Real estate sales have varied very little from 2006 to 2007.  New schools are opening throughout the county.  Many families that work in Springfield, commute from Christian County. 

In 2006, 3351 homes sold from January to September, compared to 2007, with 3200 homes selling.  One of the main reasons for lower sales is the ice storm that hit the first of the year.  Hopefully, we won't have that bad weather this year.

Buyers wanting to make a good real estate decision now have many homes to choose from.  I remember the saying......buy low.....sell high!  Well, this is the time to buy.  Interest rates are low.  Great loan programs are still available to qualified buyers.  Call me or a member of the "K" Team today.  We have several bank owned properties available along with beautiful homes for sale.

Are Springfield Homes Priced Right?

With the help of Active Rain, showing a prospective client the market statistics today, I used the  

Springfield MLS statistics to design the comparison of Solds to New Listings.



Springfield Mo homes compared to last year: We were able to see the number of listings increased, the number of sales have decreased....... to be exact, sales for 2006 was 6583 compared to sales for 2007 of 5809. Listings for 2006 were 13820 compared to 14923 for 2007.


What this means to the consumer: If you are in the market to purchase a home, now is the perfect time to buy. Springfield homes are now being marketed to reflect the competative market. If you insult the seller with a low offer, expect them to reject the offer. They have already adjusted their prices to reflect the changing times. Perhaps looking for a bank owned property might be the alternative.


If you are selling: Prepare your home to be the best looking home on the market for the least amount. Today, Springfield homes priced right compares to buying a pair of socks.....would you buy a dirty pair of socks for the same price as a new pair? Of course not! Same concept applies to selling a used home.

Using Graphics in Your Listing Presentations

How cool is this?  With the help of Active Rain, showing a prospective client the market statistics today, I used the following graphs for 2007 and 2006.  I used the Springfield MLS statistics to design the comparison of Solds to New Listings.

RE/MAX Convention - Branson, Mo 2007

We've finished another RE/MAX Mid States convention in Branson, Mo at Chateau on the Lake.  Couldn't have had a more beautiful week.  The weather cooperated and we came away with tons of useful information.    If you've never attended a RE/MAX convention, you are missing out on some of the greatest technology available today.

We had the pleasure of many great speakers.  Chip Eichelberger , a motivational speaker, spoke about how to get Switched On!  Believing in ourselves and our own capabilities,  Chip taught how to trust our instincts in order to increase our business. 

Jon Cheplak gave a dynamic listing presentation.  Robert Allan Paul helped all that attended build their own personal brand.

Among the breakout sessions was our own Active Rain member, Jim Crawford, teaching Internet Marketing with a Blog Twist.  Thank you Jim for coming so far from home, along with your wonderful wife, Ellen.  We had a great lunch with Jim and Ellen, along with Lisa Kanter of Kansas City. 

Forgot to mention...... last year at the 2006 Convention..... we were introduced to blogging.   We've come a long way.  Thank you Active Rain!

Springfield Real Estate Market Conditions

Springfield Real Estate has been my business for the past 20 years.  Helping so many families find the perfect home has been a pleasure for me and my team.

Today the market has been challenged by so many negative articles from the news media.  Last week, along with another realtor, I was interviewed about the market conditions.  Not all news is bad news!

Our market has not been affected as much as parts of the rest of the country.  Last month, we were only down 1%.  Some of the conditions ath have caused a slow down is the number of mortgage companies that are no longer in the Springfield area.  Banks are tightening up on lending requirements.  Buyers must clean up their credit in order to buy, along with saving money to put down as a down payment.

The number of homes have increased, making homes currently on the market, more competitive to sell.  If you have a home to sell in the Springfield area, you must be the best on the market at the best price.  This is not something new....... however, with buyers having more to choose from, your home must look better than your competitor.

Springfield Real Estate - Christian County News

Working real estate in today's market is very challenging with all the negative articles from the news media.  We105 Merle were recently interviewed by a local newspaper about the state of the market.  Quoting from the previous month's numbers from the local Springfield MLS, the market has slowed approximately 1% from the previous year!  ONE PERCENT! 

Now, I don't know if you agree, but I don't think that's too bad for Springfield homes in our area.  The figures we are including are for the entire Springfield MLS area.  My conclusions are:

1.  Forget what the news media is saying.  Today is the best time to buy homes.  Prices are stable.  Yes, it is a buyer's market.  However, if you want a steal, we don't have it!  After careful research, we price our homes to sell at market value.

2.  Compare homes before making an offer.  You will find that homes are still selling within 95 - 100% of asking price.  If you really want to buy a home, make a reasonable offer based on the asking price.  An unreasonable offer only wastes paper, time and negotiating power.
