Read a great article today about the slow down of the Real Estate market throughout the country.  The good news is that in the midwest, prices didn't get out of hand as bad as other parts of the country.  According to David Lereah, the worst of the slowdown is most likely past.  Take a moment to read the article on MSNBC.com.

I failed to realize how the real estate market affects the economy of the entire country.  Furniture stores, lumber years, appliance manufactures, yet some companies prosper.  I have one agent that is busier doing BPO's and can not hardly keep up with the requests coming in.  Might have to get him help.

The article went on to say how some of the speakers blame the media for scaring the buyers and how they are now turning around and letting the public know times aren't so bad after all.

In Springfield Missouri I've been telling buyers to buy now.  There won't be a better time with low interest rates, ample amount of homes to choose from and great financing programs for most any buyer.  Our economy is driven by the wonderful hospitals, great cities we have to live in and around Springfield and the small manufacturing companies that have relocated to our area.  30 miles south in the great city of Branson, Missouri.  Come see what our area is all about.

When I first started my real  estate career, I had friends that helped out in a local fudge shop in Branson, Missouri.  The property was owned by the son of one of Silver Dollar City's famous blacksmiths.  With his father deceased and his mother getting older, he had tried for several years to sell the property.  Knowing my financial situation wasn't very good, my friends introduced him to me and after several hours of conversation, the owner decided to give me a chance and listed his property for $1,500,000. 

Not knowing a thing about selling commercial real estate, I came back to my office beaming that I had just listed a great 12 acre tract of land with a small business on it, turned in the listing, and proceeded to sit and wait for a buyer to come along and write a check for the property.

Within a month, I received a call from a gentleman in Branson wanting to meet and discuss writing an offer on the property.  I jumped in my 2 door chevy and drove the 40 miles to Branson as fast as I could.  I met him at a restaurant about a mile from the property, wrote the offer and took off to present the offer to my seller. 

After running up and down the strip four times, with the seller at the fudge shop, the buyer at the restaurant, I got a signed offer and everyone agreed to close in 30 days.  What a great realtor I was.  Driving home, I couldn't believe my luck.  I was super realtor!!

Thirty days later, we closed the transaction.  I sold my first commercial property for $1,500,000.  Thanking both the buyer and seller as they left, I got in my car to go home.  It wouldn't start.  I tried everything, but it would just click.  I was stuck 40 miles away from home, no money, except a large commission check I couldn't cash.  I finally swollowed my pride, went back into the title company and waited for the receptionist to call a tow truck.  The tow driver listened to my story, jump started my car and sent me on my way without paying.  I will never forget that driver.

Super realtor limped home, turned in the commission check and went shopping for a badly needed new car.

Moral of the story:  If it wasn't for my friends and past clients, my real estate career would never have gotten off the ground.  And, always be humble or your car won't start.

The Springfield  Multiple Listing System includes the following cities in and around Springfield:  Republic, Nixa, Ozark, Rogersville, Highlandville, Spokane, Strafford, Clever, , Mansfield, Battlefield, Seymour, Fordland, Willard, Ava,  Billings, Marionville and many more.

Homes in Springfield and surrounding cities are still selling well.  Statistics show:

October 2005, in Christian County, 152 homes sold, average sold price of $153,534, with a market time of 58 days.  In October 2006, 100 homes sold, average sold price of $177,382, with a market time of 69 days.

In Greene County, in October 2005, 424 homes sold, average sold price of $140,330, with a market time of 48 days.  In October 2006, 367 homes sold, average sold price of  $131,565, with a market time of 54 days.

The declines in prices served to underscore the severity of the correction in the once-booming housing market, which had seen sales of both new and existing homes soar to record levels for five consecutive years, propelled by the lowest mortgage rates in more than four decades.

Now is the best time to buy a home.  I've seen time buyers had little to choose from.  Today, there is an abundant supply of homes to choose.  Buyer's are being more selective and making great buys.
