There's so much to do this Fourth of July weekend in and around Springfield.  Every city is planning events.  This is the first year that the "Firefall" event, sponsored by the City of Springfield has been cancelled.  Fireworks on Nixa have also been cancelled.

July 3:

Republic - The "Have-A-Blast" celebration is at J.R. Martin Park, 400 E. Hines St. Entertainment begins at 6 p.m., Big Smith performs at 7:30 and fireworks start at 9:30.

The annual I Love America fourth of July event is being held this year on July 3, at the Springfield Underground located at Highway 65 and Division street in Springfield.  Gates open at 11 a.m.  This year they are predicting over 80,000 attendants.

In Branson there will be a concert at 8:00 pm in front of the Branson Landing fountains with the amazing band, Chain Reaction - A Tribute to Journey. Following the concert - Branson Landing's 2nd Annual Liberty Light Up - an amazing choreographed Fireworks Display Show produced and provided by Gateway Fireworks Displays.

Calling All Springfield Buyers!!!  Afraid to buy a home in today's market?  Then you are missing out on the best interest rates and low prices that the Springfield Mo real estate market has to offer.  Along with the President's incentive package with rebates up to $8000, home prices are still down compared to last year.

The great buys are slowly disappearing, while new listing prices have dropped.  Average sales prices are remaining stable.  The number of homes on the market are down.  Much of this is due to the slow down of new construction.

Distressed Property Versus Regular Sales

To help get a handle on what the real estate market is doing in the Springfield real estate market, we are tracking the office sales for 2009.

Consumers are always looking for a great buy (steal).  Many are focusing on foreclosures and overlooking the great homes available and ready to buy.  No doubt, some short sales and foreclosures are great deals.  However, if the home needs repairs, these homes are sold "AS IS WHERE IS".

Many first time home buyers, anxious to take advantage of the Incentive program that expires December 1, 2009, do not realize that some loans require repairs prior to closing and can not be escrowed and completed once the home is sold.

The Springfield market is moving and the signs show the foreclosures and short sales are still more than half the market share.

Before I got into the real estate business, I purchased a home from a fairly new real estate agent.  I spent many hours driving around myself so I didn't take up much of his time.  After about two weeks, I drove up to the ugliest home I'd seen.

It  had been on the market for almost a year and was getting ready to be foreclosed on.  I remember this because we received Homes magazines from Springfield about a year prior to retiring from the military.  I recognized this home and remembered it because the price was never lowered.  The inside of the home was great.  Lots of room with an unfinished basement, acreage, close to Springfield.......everything we wanted.  I made an offer and low and behold, they accepted.

I didn't do a home inspection.  The day of  closing I contacted my agent to do a walk-thru and he said he was too busy, but would meet me at the closing company.  But he called and said the homeowners came in from out of state and were moving out.  I could do my own inspection.

Walk-thru was a little uncomfortable, but the sellers allowed me in.  I was shocked to see so much missing.......all the miniblinds, soap dishes that were attached to the wall, ceiling fans, muttons out of the windows, garage door opener, etc.  Thanking the sellers, I left without saying anything.  Not sure what I should do, I called my lender, explained the problem and he said he would take care of it at the closing table.

The lender was true blue!  He assembled the sellers, realtors and myself in the same room and explained what I had told him and that we were not closing until everything was returned and installed in the home.  The sellers were furious!  My realtor was shocked!  I found out the sellers had sold most everything, much could not be replaced.  The sellers agreed to make a price adjustment for most of the items.  My realtor's Broker agreed to replace all the ceiling fans.  Not a happy ending for everyone, but one I will never forget.

This lesson stayed with me and remains one of the stongest points we stress to buyers and sellers when listing and selling real estate in the Springfield market.

And what about the beautiful Ozark square?  AHHHH!  You missed that too.  There are so many great reasons to live here.  The city park has walking trails, tennis courts, softball fields, rodeo grounds, playgrounds and great fishing sites.  The schools are Triple A rated.  New walking trails along the Finley River were built a few years ago and seem to be one of Ozark's best kept secrets.  New businesses are still springing up daily.
